Lübke Kelber brokers office and production building in Radeberg.
The investment boutique Lübke Kelber has successfully brokered the sale of a leased mixed-use building, consisting of office and production units, in Radeberg.
The building offers approximately 2,200 m² of rental space on a plot of around 9,000 m², which also includes an open area. The commercial property, built in 1996, consists of a warehouse with a two-storey office section and an adjacent storage/production hall. Additionally, there is a photovoltaic system on the roof, which was sold separately to another buyer as part of the transaction. The building complex is situated in a modern and well-occupied industrial area that houses numerous regional and national service providers as well as manufacturing companies. The seller of the building is a Dresden-based ownership company, and the buyer is a family office. The property is leased long-term to a Japanese high-tech company as the main tenant.
"André Heinrich of Lübke Kelber AG states, 'Lübke Kelber AG is distinguished by its exceptional expertise in handling complex and layered transactions. This is evident in this case through the separate sale of the photovoltaic system on the roof of the building, as well as the transaction including the existing main tenant.'"
Radeberg is located in the northern suburbs of Dresden, very close to the major chip factories of Bosch, Infineon, Global Foundries, and X-Fab. This makes the location increasingly attractive as a place to live and work.
