Lübke Kelber brokers attractive new building project in Bergisch Gladbach for Aachener Grundvermögen
The independent transaction advisory firm Lübke Kelber has brokered an attractive new construction project in Bergisch Gladbach for the Aachener Grundvermögen fund company, which specialises in real estate. The residential project, which is expected to be completed in 2025, comprises two apartment buildings with a total of 16 residential units as well as a semi-detached house in KfW-55-EE standard. The seller is a local property developer. The parties have agreed not to disclose the purchase price.
"The transaction in Bergisch Gladbach shows that the German regional centres continue to be very attractive. Furthermore, the sale shows that repricing on the real estate markets is picking up speed. The long-awaited bottoming out seems to have been achieved and we observe that more mutually profitable deals are possible again," says Peter Stoffels, Transaction Manager at Lübke Kelber. "We are pleased that we were able to contribute with our excellent network to a successful conclusion of the very trustful transaction process.
"The very good location in a preferred residential area, which enjoys great demand due to its direct proximity to Cologne and the very good connections, as well as the overall concept of the property with good energy standards and the high-quality fittings of the future flats were decisive for us in the acquisition," explains Nico Rosen, responsible for the purchase at Aachener Grundvermögen. "At the same time, every new building helps to alleviate the urgent need for rental housing, which is particularly high in the greater Cologne area," Rosen adds. Aachener Grundvermögen generally acquires properties for its own permanent portfolio and, in addition to excellent inner-city retail properties, focuses on urban living space and housing for senior citizens.
The transferred properties are located in Bergisch Gladbach not far from the Cologne city limits and will be built according to the latest energy standards. Among other things, the two apartment buildings will be equipped with a photovoltaic system on the roof. In addition to excellent transport links to Cologne city centre via tram line 1, which can be reached on foot in ten minutes, the residential units are also very well connected to local amenities. Numerous shopping facilities, restaurants, doctors and educational institutions are within walking distance.
