Deal Time: #1 Development Plot in Dresden
Lübke Kelber successfully facilitates the sale of the approximately 15,500 m² development plot of the former cigarette factory in Dresden's Südvorstadt.
Thanks to the close collaboration between the expert teams from Dresden and Berlin, Lübke Kelber has successfully completed the transaction in Dresden's Südvorstadt. The approximately 15,500 m² development plot is located at the corner of Budapester Straße and Nossener Brücke. It is one of the last large inner-city plots in Dresden, situated just a few minutes from Dresden's main railway station. The transaction was carried out under an exclusive mandate for the seller, HB Reavis, to a family office. A planning resolution is already in place for the site, allowing for the realisation of approximately 40,000 m² gross floor area, predominantly for commercial use.
"The successful transaction in Dresden's Südvorstadt highlights the continued and growing interest in project developments in central and well-connected locations," emphasises Benno Fischer, Head of Commercial Investment at Lübke Kelber. He adds: "The plot is impressive not only due to its size and prominent corner location but also because it offers immense creative potential for the development of a landmark property. We congratulate the buyer on acquiring such a significant development opportunity. Our special thanks go to HB Reavis for their trust and the excellent collaboration."
The site at the corner of Nossener Brücke and Budapester Straße in Dresden's Südvorstadt has a rich history: once home to the Greiling cigarette factory built in 1926/27, it has remained undeveloped since the building’s demolition in 1998.
